City developers announce plans for Toronto’s Waterworks revitalization

MOD Developments and Woodcliffe Landmark Properties have announced their visionary plans for Waterworks. This new project will transform the 1930’s era public utilities building into stylish city condos, a bountiful food hall and Toronto’s newest fully-outfitted YMCA, all connected to the city’s St. Andrews Playground.

The anticipated details of the historic waterworks building revitalization into a 13-storey neighbourhood hub were shared at a community event in the development’s current space at 505 Richmond Street West with Ward 20 Councillor, Joe Cressy and Toronto Mayor, John Tory.

The project will preserve the monument’s rich Toronto origins, while also bringing a breath of fresh air to the presently abandoned building, on a block dating back to 1837 when it served as the city’s St. Andrew’s Market. The property has worn many hats – playing home to a police station, library and community hall before its final incarnation as an Art Deco-designed water treatment facility in 1932.

Both developers have extensive experience working among Toronto’s heritage sites. MOD Developments eye for detail can be seen in the impressive heritage restorations of Five St. Joseph, while Woodcliffe Landmark Properties’ resume includes the restoration and repurposing of iconic North Toronto Station and Market Street.

“Preserving Toronto’s history is an important area of focus for both Woodcliffe Landmark Properties and MOD Developments,” says Eve Lewis, Woodcliffe Landmark Properties’ CEO and President. “We want to acknowledge the significance of the building’s past, while merging it with our vision to create the heart and soul of the King West neighbourhood with a food hall, restaurants and a condominium building in a park.”

Waterworks’ inimitable approach to Toronto’s existing condo market is marked by the incorporation of a YMCA, 15 units of affordable housing run by Artscape and street level retail shops to support growth and awareness of local businesses. MOD Developments and Woodcliffe Landmark Properties will also work with the City in its plans to expand St. Andrew’s Playground by nearly 25 per cent, further displaying their commitment to community wellbeing and emphasizing Waterworks’ reputation as the condos in the park.

One of the Waterworks’ most impressive features is its Great Hall, situated at the southern point of the building. While opportunities for the 2,651 square metre space are endless, MOD Developments and Woodcliffe Landmark Properties have committed to transforming the industrial garage into a modern day public food hall, reinforcing the project as an epicentre for King West. Opening up onto the park, the Great Hall will pay homage to the public market that once occupied the land in the 1800s that is now embodied through St. Andrew’s Playground.

“The future of Waterworks will not only offer a significant cultural, social and economic impact to the neighbourhood, but to Toronto as a whole,” MOD Developments’ CEO, Gary Switzer stated on Saturday. 

“It is essential to both MOD Developments and Woodcliffe Landmark Properties to reinforce the building’s reputation as a community hub through a series of public and residential initiatives, proving that this is more than just a condo,” said MOD Developments’ President Noorez Lalani.

Waterworks has been designed by Diamond Schmitt Architects to blend the existing Art Deco exterior with a stunning, horseshoe-shaped 13-storey building. To offer Torontonians an exceptional living experience, all 299 residential suites boast various unique floor plans with interiors designed by Cecconi Simone. Landscape design will be the responsibility of Janet Rosenberg & Studio.
