Harini Pontarini Architects reveal design of new luxury office condominium project in Toronto

St. Thomas Commercial Developments Incorporated has launched 7 St. Thomas, a 93,000-square-foot luxury office condominium – one of the first of its kind in Toronto – located in the heart of Bloor-Yorkville, on the southeast corner of Sultan and St. Thomas Streets.

Designed by award-winning architecture firm Hariri Pontarini, 7 St. Thomas will be a masterful combination of six existing heritage buildings, constructed in the 1880s, fully restored and modernized, complemented by a new contemporary glass tower.

The podium, part of the nine-storey tower, will wrap around the heritage buildings matching them in scale and proportion and using glass and stone to contrast and enhance the existing façades. The tower itself is wrapped in white fritted glass and undulates in response to the existing fabric of the site, allowing light to penetrate the space. The glass will feature a frieze motif derived from elements found in the original buildings.

“The glass tower was designed as a neutral backdrop to the existing heritage buildings in order to highlight their architectural and contextual character,” says David Pontarini, partner in charge at Hariri Pontarini Architects. “The design also contributes to the public realm, transforming Sultan Street from what is largely a servicing corridor into a pedestrian-friendly, urban piazza.”

The development will contribute to the urban environment through various features including a rain cistern, fritted glass for the reduction of glare and heat infiltration, and a roof covered with low-maintenance water-efficient vegetation. Capitalizing on its position in the midst of a growing residential neighbourhood, the building’s large bicycle storage system and close proximity to transit make it a model for urban sustainability. 

7 St. Thomas is scheduled for completion in the fall of 2014. Office suites (ranging from 620-93,000 square feet) can accommodate a variety of users, starting from $450,000.
