180 Queen Street West in Toronto wins Office Development of the Year Award

On February 27th, 2007, the winners of the 2006 NAIOP Real Estate Excellence (REX) Awards were announced. EllisDon was the Construction Manager and part of the team that developed 180 Queen Street West in downtown Toronto, which won the Office Development of the Year Award.

180 Queen Street West is a 15-storey, 260,000-square-foot office building designed by Kuwabara Payne McKenna Blumberg Architects and developed for The Canada Life Assurance Company. The project respects the character of the Canada Life campus and reflects the energy of Queen Street. It was completed on schedule and on budget and is currently over 90% leased.

Unique architectural features include an eight-metre main roof overhang projection on the east, balcony features on the east and west, an 8th-floor rooftop alpine garden meadow and projecting 3rd-floor canopies to protect grade street entrances. The building was designed to permit sunlight penetration to the properties to the north by separating the upper tower portion (floors 9 to 15) from the lower podium (floors 2 to 7). This was achieved by incorporating a six-metre-high floor at the 8th-floor level creating a unique visual separation.

The building has become a landmark in the Toronto court precinct. A combination of sun-shading and glass fritting were introduced to achieve increased HVAC efficiency and energy conservation. The fixturing program for the Federal Court achieved LEED Silver certification.

The NAIOP REX Awards were launched by the Greater Toronto Chapter of the National Association of Office and Industrial Properties (NAIOP) in October 2001. Now in their sixth year, the REX Awards are the most prestigious standards of achievement within the office and industrial real estate industry in Greater Toronto.
